This level of experience gives us great context on the rental and purchase markets so we make the best decisions on behalf of our clients. We are never afraid to let a deal go as we know buying well is more important then getting into a purchase for the sake of it. Rethink Investing’s goal is to set the buyer up for life in both passive rental income and capital growth ressults. Real estate agents, on the other hand, don’t have that same commitment to long term client returns.

Most commercial property requires a 30-35% deposit for lending. Some lenders do offer 20% however this is circumstantial.

If correct due diligence is performed, commercial property can be lower risk than residential. Some commercial property is less susceptible to market volatility due to longer lease lengths and stable industries. For example supermarkets, government tenants, medical properties and more. However if you get it wrong there can be greater consequences. For example buying an office property in an older building at the peak of the market then losing your tenant. These are the situations we will help you avoid.

This is not true. Statistically, well located commercial properties can grow on par, if not more than residential properties. At the end of the day it all comes down to supply over demand. If the demand for your commercial asset is increasing, so will the price if the supply is stable.

Yes, for most commercial property transactions you will need to pay stamp duty (also known as transfer duty). Rates vary across Australia, but generally sit on a sliding scale between 1% and 6% of the purchase price. Sometimes this can be higher. It’s a good idea to work with a buyer’s agent who can break this down—including any concessions you may be eligible for.

Look for a commercial buyer’s agent that clearly advocates for the buyer. Look for a proven track record too. Make sure your buyer’s agent has years of purchasing commercial property at all price levels. There is no point using a buyer’s agent who has only a few commercial properties under their belt, they simply don’t have the experience to deliver consistently good properties to you.
